The EE Capricorn Building is located at 2620 Aztec West, just north of Bristol.

The mobile and broadband service provider, EE occupies the entire 76,258 sq ft building which generates £1,527,120 rental income per annum.

Consultancy company Knight Frank was acting on behalf of Aviva Investors, Knight Frank agreed to the freehold sale of 2620 Aztec West to M7 Real Estate.

M7 Real Estate say that they are “leading specialists in the pan-European, regional, multi-let real estate market”. They were represented by Kimmre, the UK commercial real estate investment consultancy.

This deal represents a post-Covid transaction and demonstrates investor appetite for high quality assets let to strong covenants. Stock selection is key but property looks excellent value in comparison to other asset classes where returns are at historic lows.

This is one of a number of investment deals we will complete over the summer

Steve Oades, head of the Bristol office of Knight Frank
